What it is

Explore appropriately structured exposure to property income and potential growth.

A proposed route into listed property funds, REIT exposure or separately approved private property instruments. Each structure has different ownership rights, risks and access conditions.

How it works

Settled allocations can build a holding in a suitable property product. Listed property returns may reflect rentals, distributions and market prices. Separately authorised Stratum participation would depend on the instrument’s rights to property income and/or eligible trading-business profits.

SWYO · OWYS means “Shop Where You Own. Own Where You Shop.” Your spending remains payment for goods and services. Only eligible merchant profits allocated under agreements, verified and paid into your investment become contributions. No profit may mean no allocation.

Potential benefits

  • A pathway to property exposure without buying a whole building.
  • Potential rental-linked distributions and long-term value growth.
  • A choice of structures matched to your objectives and eligibility.

Is it suited to you?

For property-focused goals with an appropriate investment horizon. Your adviser must distinguish listed investments from higher-risk, restricted-access private developments.

Understand the risks

Vacancies, financing costs, valuation changes and development delays can reduce value. Private developments may be illiquid. An ordinary property unit trust does not give ownership in Stratum developments.

General information, not financial advice. CLiFs are proposed and not open for subscriptions. Underlying products, authorisations, merchant agreements, minimum contributions, fees and launch dates must be confirmed before participation. Capital, allocations and investment returns are not guaranteed.
